Already annexed into the city of Center Hill with a current R2C zoning and a RR FLU, according to the city and the county/city planner, what would be required for Cemetery land use is simply a Special Use Permit from the City of Center Hill and appropriate approval from the state. The owner is willing to go through the process on behalf of the buyer with executed contract. Land use across the street is currently an existing Cemetery. Other uses can be permissible here, however after diligent research on highest and best use, for potential return on investment, and on the needs of a growing population, we feel that Cemetery development would be most ideal. The current owner has already separated the 1 parcel to create a private 'road on-site to deter negative impact of traffic to adjacent area properties. Adequate means of ingress/egress shall be provided for vehicles so as not to unduly impede or cause congestion of traffic on adjacent public streets when funeral processions are entering or leaving the property. b.
